Hidalgo · Hidalgo County Appraisal District data export of Aug 4, 2026; deeds dated through Aug 3, 2026.
HCADShapefiles.zip, file dated Aug 4, 2026; it carries the parcel shapes and the appraisal records, deeds included
Each District keeps a parcel's latest deed only, so a lot sold more than once appears once, at the later date.
Parcels deeded — parcels in the study area whose latest deed is dated inside the window
Instruments — distinct deed numbers among those parcels; one instrument can convey many lots. A deed number is the District's instrument key, else the instrument number as written, else the parcel on its own; where a file writes a code with no digits instead of a number (Cameron: DTHC, DC, N/A, OBIT and the like), each parcel counts on its own
Excl. bulk — parcels deeded, minus those on an instrument that conveys five or more parcels. Bulk is judged on instrument keys only: a number written in another form counts as one instrument but is never marked bulk
First seen — the deed date is the District's; first seen is ours: the export date of the first file we hold that carries the deed, shown on the parcel card as "In District export since". It is never used in a count
Deed date — the District's deed date field; the District says it varies by account type and is usually within a few days of recording
Recorded — Cameron's file also carries a recording date, shown on the parcel card as Recorded; counts use the deed date in every county so counties compare like for like
Window — ends by default on Aug 3, 2026, the earlier deeds-through date, so both counties are counted over the same dates
Parcel 0 — each District's parcel file has a shape numbered 0 that stands for no account; where it falls in a study area it counts as one parcel with no deed on file, and it has no parcel page
Owners — as the District records them; records the law marks confidential show as CONFIDENTIAL
Prices — none: Texas deeds do not state consideration
