Counting notes

What counts as a parcel deeded?

A parcel in the study area whose latest deed is dated inside the window. Each District keeps a parcel's latest deed only, so a lot sold more than once appears once, at the later date.

Why are there fewer instruments than parcels?

One instrument can convey many lots. Instruments are distinct deed numbers among the parcels deeded: the District's instrument key, else the instrument number as written, else the parcel on its own.

What is bulk?

An instrument that conveys five or more parcels. Excl. bulk is parcels deeded minus those on a bulk instrument. Bulk is judged on instrument keys only: a number written in another form counts as one instrument but is never marked bulk.

What is the deed date?

The District's deed date field; the District says it varies by account type and is usually within a few days of recording. Where a District's file also carries a recording date (Cameron), the parcel card shows it as Recorded, and counts still use the deed date so counties compare like for like.

Why are there no prices?

Texas deeds do not state consideration, so no sale price is shown anywhere.

Who sold to whom?

The District files carry the current owner, not the grantor. Look up an instrument at the County Clerk; the product links to the Clerk's home page only.

What about owners marked confidential?

A record the law marks confidential shows as CONFIDENTIAL, with no address, and gets no owner page. On this public sample every owner and address is withheld. Privacy and removal

How current is it?

Each page shows the District export it was counted from and the latest deed date in it. Coverage by county

Is this an official record?

No. It is a reading of the appraisal districts' posted files. The record of a deed is at the County Clerk.
